Home Information Packs are a good thing for you, the property seller. They help you sell your home and avoid delays or late renegotiations. Apart from the introduction of the Energy Performance Certificate (EPC), the total cost of moving is really unaffected by the introduction of HIP’s as it is simply bringing forward a series of costs that were always in the process. You simply give us some basic property and contact details and we will take care of the rest. Remember only qualified Domestic Energy Assesors can complete your EPC, which forms a major part of the HIP. Allow us to complete the whole package.

Why have a Home Information Pack?
The idea is to have all the documents you need to complete a sale available right at the start of the process so that all parties are working with all the required information in an easily managed pack.
Why do I, and not the purchaser, have to pay for the HIP?
To have all the documents in place before you have a buyer! The whole process will be faster and more certain with the documents in place and you can always include the cost in the sale price negotiation. Apart from the Energy Performance Certificate, all the fees are ones you would pay for anyway at some point, and for each house you proceed with. Here you have them all with you, the seller.
Do I really, really, have to get one?
YES, afraid so. You need a HIP by law, if you fail to comply with the regulation you can be fined £200 for every day you do not have a HIP.
What does a HIP need to contain?
The HIP is comprised of documents and certificates most of which must be provided, but some of which are voluntary and would only be included if you believed that their inclusion would make the house more sell-able. Here is a list of what the HIP will contain:
• Index
• Energy Performance Certificate
• Sale Statement
• Title information
• Local Authority and drainage searches
If your property is Leasehold or Common hold then the pack must also contain the following:
• Copy of the lease
You may also include if you believe that it may help with the sale of your house, the following:
• Building insurance policy
• Contact details for the landlord or management company and any legal details
• Regulations that apply
• Recent service charges receipts and accounts
• Home condition report
• Two sellers questionnaire forms called Home Use Form and Home Contents Form
• legal summary
• Other searches such as a mining search
Where do I get my HIP?
Home Consultancy Ltd, estate agents and solicitors can provide you with a HIP. Be sure that they hold the correct permission to carry out EPCs.
How long is a Home Information Pack valid for?
Until the home is sold. If the home is taken off the market for less than a year and then re-marketed, the same Home Information Pack may be used. Please note that some documents can be no more than three months old when marketing starts, but there is no obligation to update Home Information Packs as long as the property remains on the market.
